The villa borders a conservation area with grass and woods to the rear. It is fully air-conditioned and there are ceiling fans in every room. It sleeps up to 8 people and it has been furnished and equipped to achieve luxury standard set by our management company.
We have worked hard to create quality and comfort at a reasonable price. Our furniture package is top of the range.
With 4 bedrooms including 2 master suites one of which stretches the entire length of the villa, 2 living rooms (3 if you count the TV room in the main master suite) and a separate dining room, there is ample opportunity to seek out that little bit of peace and quiet after a long day at the parks.

The pool is fitted with automatic filtration equipment and it is maintained on a weekly basis. It has underwater illumination and heating for the winter months when the sun needs some assistance.
There is a large pool side area part of which is covered and includes a ceiling fan for those days when a break from the heat is required. It also has a fountain water feature and garden area.
The entire pool area is screened for protection from insects but it doesn't stop the rays of the sun getting through so remember the factor 20. The pool area is fully equipped with table, chairs and loungers and it is very private with no passing neighbours, tourists or golfers.
There is also a barbeque at the rear of the house, just outside the pool screen.

The family room is the main living area in the house and it also has direct access to the pool side.
This room has cable TV with surround sound and DVD and a blu ray player. There is also Wi-Fi for computers.
A separate room for more formal dining accessed from both the lounge and the kitchen.
The villa has a large open plan kitchen with a breakfast bar and a 'breakfast nook' with table and chairs.
It is fully equipped with cooker, fridge-freezer, microwave oven, dishwasher, waste disposal and ample cupboard space.
A separate utility room houses a large washing machine and tumble dryer.
The master suite consists of a huge bedroom with a king size bed, large walk-in wardrobe, en-suite bathroom with twin wash hand basins, large shower and spa bath.
It also has its own private sitting room/TV room which has direct access to the pool side and views to the woods at the rear.
This is a double room with its own private bathroom.
It has a queen size bed, built-in wardrobes, TV & DVD player and views to the woods at the rear.
These are twin rooms with a shared bathroom.
The rooms have fitted wardrobes and both have TVs.
One room has a DVD player and the other has a Play Station 2.
Large 2 car garage with electric doors.
All the bathrooms have hairdryers so no need to bring your own. All bed linen and towels are provided.
All telephone calls to landlines are free including international calls.
Free internet access via wi-fi.
Kissimmee Guest services (www.kgstickets.com) will come to the villa within one hour of calling them or you can buy online. We use www.floridatix.com and www.americanattractions.co.uk
There is an excellent supermarket (Publix) just 2 minutes drive from the villa. There are also several take away food outlets, pubs and restaurants in the same shopping centre. Walmart is just 5 minutes north on Highway 27.
Posner Park shopping mall is 10 minutes south on Highway 27.
Premium Outlets is the nearest designer outlet about 20 minutes away at Lake Buena Vista.
A hired car is an absol;ute essential for your villa holiday.
The management company is 'Vacasa'. If you have a problem you can call them on 863 547 0342. The local property manager is Peter and he can be contacted on 407 961 7212. Please only contact Peter if you cannot get an answer from Vacasa or in an emergency.
The villa is situated on the Highlands Reserve golf course and the clubhouse is less than a minute away by car. The course is an 18 hole championship standard with lots of sand and unusually for Florida very little water. It is a public course so no membership is required. There are around a dozen courses within 20 minutes drive of the villa.
One of our nearest neighbours is Champions Gate which has two 18 hole courses and is famous for being the home of the David Leadbetter Golf Academy . If you are willing to drive for an hour or more then your choice of courses increases to around 50.

We have just returned home having had a wonderful holiday and celebrating my birthday. The villa is fantastic and was the perfect base for 6 adults and 2 children. Nothing was too much trouble for Derek and Karen before and during our stay. Looking forward to the next visit.
