Villa Accommodation

The villa was built in 2000 and it borders a conservation area with grass and woods to the rear. It is fully air-conditioned and there are ceiling fans in every room.It sleeps up to 10 people and it has been furnished and equipped to achieve executive standard set by our management company.

	Lounge - A peaceful sitting area with views across the pool to the wooded area at the rear. One settee converts into a double bed for extra guests. Direct access to the pool side.

	Family room - The main living area in the house which also has direct access to the pool side. This room has cable TV with surround sound and video.

	Dining room - A separate room for more formal dining accessed from both the lounge and the kitchen.

	Kitchen - The villa has a large open plan kitchen with a breakfast bar and a 'breakfast nook' with table and chairs. It is fully equipped with cooker, fridge-freezer, microwave oven, dishwasher, waste disposal and ample cupboard space. A separate utility room houses a large washing machine and tumble dryer.

	Master Suite - This consists of a large bedroom with a king size bed, large walk-in wardrobe, en-suite bathroom with twin wash hand basins, large shower and spa bath. It also includes a sitting room/TV room which has direct access to the pool side and views to the woods at the rear.

	Bedroom 2 - This is a double room with a private bathroom. It has a queen size bed, built-in wardrobes, TV & DVD player and views to the woods at the rear.

	Bedrooms 3 & 4 - These are twin rooms with a shared bathroom. The rooms have fitted wardrobes and both have TVs. One room has a DVD player and the other has a Play Station 2.

	Swimming pool - The pool is fitted with automatic cleaning and filtration equipment which is maintained on a weekly basis. It has underwater illumination and heating for the winter months when the sun needs some assistance. There is a large pool side area part of which is covered and includes a ceiling fan for those days when a break from the heat is required. It also has a fountain water feature and garden area. The entire pool area is screened for protection from insects but it doesn't stop the rays of the sun getting through so remember the factor 20. The pool area is fully equipped with table, chairs and loungers and it is very private with no passing neighbours, tourists or golfers. There is a also newly installed barbequeue at the rear of the house, just outside the pool screen.

	Double garage - Large 2 car garage with electric doors.

Additional Information

All the bathrooms have hairdryers so no need to bring your own. All bed linen and towels are provided.

There is a phone in the villa (local calls are free ). To make international calls follow the instructions next to the phone. This is done via credit card.

Internet access - There is a computer situated in the kitchen which can be used to access the Net and e-mails. Again full instructions can be found next to the computer.

Park passes - Kissimmee Guest services will deliver passes to the villa within one hour of booking. They guarantee cheapest prices or will refund the difference. They will phone you within 24 hours of arrival or you can phone them-there will be a leaflet in the villa.

Shopping - To stock up when you arrive there is an excellent supermarket (Publix) just 2 minutes drive from the villa. There are also several take away food outlets in the same shopping centre. For your main shopping Walmart is just over 2 miles north on Highway 192.

Designer outlets - Premium Outlets and Belz Outlet village are at either end of International Drive .

Car hire - can be arranged through our management company or you are free to arrange it yourself. We suggest you shop around for the best deals.

The management company - USA Vacation Homes strive to provide top quality accomodation and service. They will be delighted to offer any assistance and deal with any problems with the villa. Their contact number will be by the phone.

Golf - The villa is situated on the Highlands Reserve golf course and the clubhouse is less than a minute away by car. The course is an 18 hole championship standard with lots of sand and unusually for Florida very little water. It is a public course so no membership is required. There are at least 8 courses within 20 minutes drive of the villa. One of our nearest neighbours is Champions Gate which has two 18 hole courses and is famous for being the home of the David Leadbetter Golf Academy . If you are willing to drive for an hour or more then your choice of courses increases to around 50.
